If your roof is getting old or you have found a leak, the first question is usually simple: how much will a new roof cost? The honest answer is that it depends on your home. But you should still be able to get a real number before anyone climbs a ladder.
This guide explains what a roof replacement costs in the Birmingham area in 2026, what changes the price, and how to avoid paying twice. We are Capstone Roofing, a family-owned roofing company that has served Birmingham since 2013.
Quick Answer: What Does a New Roof Cost in Birmingham?
For a typical Birmingham home with architectural shingles, a full roof replacement usually costs between about $9,000 and $30,000. Most homes land somewhere in the middle. Here are some examples for a one-story home with an average roof pitch and a simple roof shape:
| Home size (one story) | Typical price range |
|---|---|
| 1,500 sq ft | $8,900 to $15,200 |
| 2,000 sq ft | $11,900 to $20,300 |
| 2,500 sq ft | $14,900 to $25,300 |
| 3,000 sq ft | $17,900 to $30,400 |
These ranges include tearing off one layer of old shingles, new underlayment, the new shingles, and cleanup. A steep or complex roof will cost more. For example, a 2,000 sq ft home with a steep roof and lots of angles is closer to $15,400 to $26,100.

What Changes the Price of a New Roof?
Two homes with the same square footage can have very different roof prices. Here is why.
1. Roof Size
Your roof is bigger than your floor plan. It covers the overhangs, and it slopes up to a peak, so it has more surface area than the house below it. A two-story home often has a smaller roof than a one-story home with the same living space, because the roof only covers the footprint of the house.
2. Roof Pitch (How Steep It Is)
A steeper roof has more surface to cover. It is also harder and slower to work on. Our crews need extra safety gear and more time on a steep roof, and that adds to the cost. If you can walk on your roof comfortably, it is probably an average pitch. If it looks tall and steep from the street, it is probably steep.
3. Roof Shape
A simple gable roof has two sides that meet at one ridge. It is the easiest shape to roof. A hip roof slopes down on all four sides. Roofs with many valleys, dormers and angles take more cutting and more material. The more complex the shape, the higher the price.
4. Decking Condition
Under your shingles is a layer of wood called decking. If water has been getting in, some of that wood may be soft or rotten. It has to be replaced before the new roof goes on. We cannot always see rotten decking until the old shingles come off.
5. Shingle Type and Upgrades
Most Birmingham homeowners choose architectural shingles. They look better and hold up better than older 3-tab shingles. Upgrades such as better ventilation, new pipe boots, and new flashing around chimneys and walls add a little to the price. They also help your roof last longer.
6. How Many Layers Come Off
Our price ranges assume one old layer of shingles. Some older homes have two layers. Removing the extra layer takes more labor and more dump fees.
How Capstone Roofing Prices Your Roof
Many homeowners worry about surprise charges halfway through the job. We work hard to prevent that.
- We price it right from the start. We do a thorough inspection before we give you a price. That way your estimate covers the real job, not a guess.
- Five sheets of decking are included. Every roof replacement includes up to five sheets of new decking at no extra charge. Small rotten spots will not add to your bill.
- No surprise change orders. We only add work if we find something that could not be seen during the inspection. If that happens, we send you photos, explain the problem, and get your permission before we do anything extra.
Why the Cheapest Bid Can Cost You More
It makes sense to get more than one estimate. But be careful when one price is much lower than the others. A low bid often means corners are being cut in places you cannot see, like the underlayment, the nailing, the flashing or the ventilation.
We have seen what happens next. One homeowner picked the cheapest of three bids. Soon her new roof started to leak. The company tried to fix it, but the leaks kept coming back. Then they stopped answering her calls, and their phone number was disconnected. They had gone out of business.
When we were called in, her roof was only five years old, and it had to be completely replaced. Under the shingles, the water had done much more damage. She needed almost $9,000 in framing and decking repairs and around $11,000 in interior repairs and mold cleanup. That was on top of the cost of a new roof. The “cheap” roof ended up being the most expensive choice.
Before you hire anyone, ask whether they are licensed and insured, how long they have been in business, and what their workmanship warranty covers. Our guide on questions to ask before hiring a roofer can help.
Is It Cheaper to Wait?
Usually, no. Waiting almost always makes a roof replacement cost more, for two reasons.
First, prices go up. Roofing materials have risen a lot in recent years. Second, small leaks get bigger. Water soaks into the decking, the framing, the insulation and your ceilings. Every month you wait, there is more to fix.
We had a customer with a small leak who decided to wait a year. By the time we replaced the roof, material costs had gone up almost 15%. There was also new damage from the leak that had to be repaired. The total cost was much higher than if the roof had been replaced right away.
If your roof is leaking or near the end of its life, it is smart to at least get an inspection now. Read signs you need roof repair or replacement to see where your roof stands.
Will Insurance Pay for My New Roof?
It might. If your roof was damaged by a sudden event like hail, strong wind or a fallen tree, your homeowners insurance may cover most of the cost. You would pay your deductible. Insurance usually does not pay for a roof that is simply old and worn out.
Birmingham gets plenty of spring hail and summer storms, so storm damage is common here. We inspect your roof, take photos of the damage, and meet with your insurance adjuster. Learn more about how roof insurance claims work.
Can I Make Monthly Payments?
Yes. A new roof is a big expense, and not every family has the full amount ready. We offer affordable monthly options. Just ask about them when you schedule your free estimate.
How Long Does a Roof Replacement Take?
Most homes take just one to two days. On day one, we tear off the old roof, check and repair the decking, and start installing the new roof. We finish the job, then do a full cleanup. We even sweep your yard and driveway with magnets to pick up any loose nails, so your family, pets and tires stay safe.
Warranties That Protect Your Investment
Capstone Roofing is certified with both GAF and CertainTeed, two of the largest shingle makers in the country. That means we can offer their extended manufacturer warranties.
We also back our own work. Every roof comes with at least a five-year workmanship warranty, and you can choose a ten-year or lifetime workmanship warranty. We do not cut corners, and we stand behind every roof we install.
Frequently Asked Questions
How much does a new roof cost for a 2,000 sq ft house in Birmingham?
For a one-story, 2,000 sq ft home with an average pitch and a simple roof shape, expect about $11,900 to $20,300 for architectural shingles. A steep or complex roof costs more.
Why are roofing quotes so different?
Quotes can include very different work. Check whether each quote includes full tear-off, new underlayment, drip edge, flashing, ventilation, decking repairs, permits, cleanup and a workmanship warranty.
Is a roof calculator accurate?
A good calculator gives you a realistic range. Your exact price depends on things that need to be seen in person, like decking condition and ventilation. That is why we follow up with a free inspection and a written estimate.
Do you also replace roofs in New Orleans?
Yes. We have an office in Metairie and serve the New Orleans area. Prices there are a little different, so use our New Orleans roof cost calculator.
